A management surveyor is appointed for each block or
estate that we manage, having direct responsibility for the day to day
running of the site. Our surveyors will meet with a Director on, at least,
a weekly basis when a full report is made regarding the various properties
under his supervision.
Such reporting will include comments on the level of staffing and the competence of staff at the building, such as porters, cleaning staff, gardening contractors and any other directly employed labour. Any health and safety matters effecting the building are also dealt with plus the current status of any plant and machinery such as lifts and boilers. Whether any repairs, maintenance, or decoration has been carried out in accordance with instructions and, of course, dealing with any complaints, concerns, worries or general enquities from residents.
Although we have qualified personnel within our management teams, there are occasions where we need to use the services of specialist professionals such as architects, building md quantity surveyors, engineers, d.esigners and consultants. We regularly review and update our database of the best professional advisors and monitor their work closely to ensure a consistent level of service. Similarly our maintenance, electrical, plumbing, building, decorating, and roofing contractors are fully vetted and any works or contracts awarded to them are carefully monitored. Our accounting staff use sophisticated computer software to control any arrears of service charges and, together with our company solicitors, will take appropriate action, when necessary, to recover any arrears. Our administration department maintain all tenancy and rent records, provide information on individual properties to third parties such as solicitors, deal with any applications for consent which are required under individual leases and provide company secretarial services when required.
We employ specialist staff to handle a range of insurance issues including arranging regular insurance valuations, maintaining cover for buildings, plant and, machinery, third party liability and directors liability. We also regularly deal with loss adjusters on behalf of landlords and resident management companies in connection with the settlement of insurance claims
