Pembertons offer a range of services at a fixed management
fee that is not related to the level of service charge expenditure. These
include:
- Preparing and circulating annual budgets
and supplying such further information as is required for
consideration and final agreement by the client.
- Invoicing residents for rent and service charge in
accordance with the budget.
- Recording and processing payments received from residents.
- Arranging and supervising maintenance contracts for
all plant, equipment, gardens and communal areas.
- Attending the property at regular intervals to ensure
that the required level of maintenance is being achieved.
- Dealing with routine management enquiries from tenants
and their solicitors.
- Dealing with day-to-day repairs to the structure,
plant, fixtures, fittings and equipment and instructing builders for
routine repairs and maintenance.
- Inspecting authorised building works, checking accounts
and arranging for payment as appropriate.
- Appointing and supervising the porters, preparing
appropriate service contracts and being responsible for the payment
of staff wages including National Insurance and PAYE of all staff including
cleaners and others directly employed.
- Preparing reports to residents as and when necessary
on such matters as the level of staffing and competence of the existing
staff at the building (porters, cleaning staff, gardeners etc.) health
and safety matters and the current status of all plant and machinery
such as lifts and boilers.
- Preparing and circulating referenda on matters of
importance to gauge residents' views.
- Reporting regulatly to clients by attending board
meetings/residents' association meetings.
- Responding to residents' correspondence and telephone
calls promptly.
